I recently bought my first property at 47 years old and it was scary and liberating! learned a few things along the way…
1/ Discover what you are looking for and do plenty of research! (
I studied suburbs, median prices, rental returns, past sales and compared properties. This allowed me to establish the important few things that mattered to me for my property purchase. It’s easy to get distracted by recently renovated properties and pretty decorations – don’t be fooled! Keep in mind what is important to you.)
2/ Trust your gut.
(I knew that I wanted a small property that needed some love so that I could capitalise on the ICG (Instant Capital Gain). I didn’t want to spend beyond my budget or buy something that was too large or too overwhelming for me to enjoy. It took some time but I finally found the ideal property. It felt good and it felt right! I trusted my gut.)
3/ Know which questions to ask.
(I was pretty naive and really didn’t know where to start. Lucky for me, I had an amazing mentor! She had much experience dealing with realtors and brokers. Initially I listened to her talk on my behalf; I listened to the questions she asked and I learned what she expected from these people. In time, my confidence grew and I became capable of finding out what I needed without having to rely on her. It’s a gift, knowing how to communicate well.)
4/ Don’t be complacent. Sometimes you have to follow up, chase up and double-text to get things to happen. Basically, if you need something, make it happen!
5/ Read the contract and have your conveyancer read it too! I missed something on my contract and fortunately, my Conveyancer Matt Duker picked it up, legend!
